San Francisco Bay Area Apartment Rental Scams
There are plenty of rental scams out there and the Bay Area is home to some of the most common ones out there. Sites like Craigslist are still some of the best ways to find an apartment in 2026 but it’s not without headaches, scams and more. Similarly, platforms like Facebook are ripe with scams and Instagram is quickly catching up as people become too trusting and fail to do basic due diligence.
Below are some handy tips to avoid wasting money, time and embarassment from these professional scammers as well as advice on how to avoid gotchas from shady landlords and real estate agents.

San Francisco Bay Area Apartment Deposit Scams
One of the most common scams are deposit scams. Apartment deposit scams usually occur when a poster demands a deposit to view a list or hold an apartment until application, documents or similar materials are submitted. These are usually accompanied by listings that are too good to be true i.e. below market rates.

It’s hard to identify scams on social media for apartment listings but most are exaggerated or instill FOMO rather than outright lie (but that does happen too). The vertical format on videos on social media make it hard to assess actual width and size of apartments.
The short duration only gives you a small clip from which you have to extrapolate. Given the public comment sections, you can feel pressured to act quickly or lose out, which is intentional on these Gen Z-type placements.
Beyond these formats and delivery styles, the use of wide-angle cameras used to create such videos just adds another level of deception.
Craigslist Apartment Rental Scams San Francisco
Craigslist is still gold when it comes to searching for apartment listings, but its like shopping at thrift shops or the bottomless barrels of Tinder. There is a tight window where a listing is either a scam (barely posted) or sketchy (been on the site too long). The ideal window is somewhere in between but that can be hours or just a few days.
A common scam is data harvesting. People submit applications or documents too quickly. It’s not needed to provide proof of identity when responding to Craigslist ads, but you do need to be aware of how you come off, what info you provide, how quickly you respond, and how succinct you are in your responses.

Fake Credit Score Sites
Some scams involve using fake credit score sites to obtain personal info.
How To Avoid Being Scammed During The Apartment Hunt
Know what market rates are; understand the difference between too good to be true and a great value.
Being asked for your social security or bank records before signing lease.
Look up phone numbers and emails (learn how to do advance searches)
Don’t hand over documents with sensitive info too quickly, easily.
Do reverse image searches on photos
Look up addresses of apartments; do contact info match public records or other listings? Do prices match historical values (relatively adjusting for inflation, time difference)
Credit checks are common and fees can be assessed anywhere from $20-$50.
If someone only communicates through Whatsapp or some unusal platform, it can be a scam.
Look for phishing scams i.e. typos in email handles looking similar to official landlords and rental companies.
Landlord insists on cash, crypto, gift cards, venmo, wire transfers for payments.
Landlord charging higher than legal deposits or extra fees for WFH.
Listings with just 1 or no photos. Can be a scam or someone didn’t post them yet (can be a way to beat the competition or waste your time).
New scam! Someone shows you a listing they are renting out on Airbnb or showing you an abandoned building.
Don’t use obscure or ‘secure’ websites to submit info or make payments.
Look out for broken English, incomplete ads.
Avoid filling out applications with personal info before seeing units. Some require you to show up during viewings or make appointments via email or text.
Use laptops to hover over links before clicking on them. Look for typos.

Roommate Apartment Scam (Rent-Control Units)
This is pretty rare but a new level of scam out there in the city. Given rent control, some people have insane deals and may try to get new roommates to overpay share despite it being a good deal.
Say a flat with 3 bedrooms goes for $1,500 a room but the original person on the lease is paying $2,500 for the entire flat. In theory, everyone should pay roughly the same amount ($833/room), give or take larger rooms, private bathrooms etc. but they charge more to new roommates.
I am not a lawyer nor is this legal advice but look up what is permissible with rates for roommates. Deals on apartments from rent control should be preserved and distributed.
Gift Card Reimbursement San Francisco Apartments
This is not a scame but more so an FYI as people are not familiar with the trend. Some landlords offer people a gift card, sometimes a sizeable i.e. $500-$2,000 or more for signing leases. This is usually done to maintain a high rental price to avoid reducing it as it can affect mortgage/loans. Look it up, I am not a commercial real estate professional. One would think they could negotiate a lower monthly rate but that is not preferred by landlords, thus the one-time payment via gift card.

Report duplicate listings on Craigslist. Some agencies are notorious for this. I am not even hunting and I flag one company’s listings every so often.
